HVS Anarock debuts ‘HOPE’ in Bengaluru

The maiden HOPE (Hospitality Overview, Presentation & Exchange) platform by leading real estate and hospitality consultants, HVS Anarock, held at Four Seasons Embassy One Bengaluru brought together leading lights of the hotel industry in the country for a half-day discussion and networking. The consultancy company has plans to take HOPE to different cities in the country from next year.

As the name suggests, HOPE had overviews, presentations, and exchange of ideas on the current hotel industry landscape in the country. In his welcome address, Mandeep S. Lamba, President (South Asia), HVS Anarock revealed his plans for HOPE as an industry platform. "With HOPE we have created a platform that we intend to take across key cities leading to a HOPE India national event next year."

The maiden HOPE was attended by stalwarts of the hotel industry including Puneet Chhatwal, MD & CEO of IHCL; Neeraj Govil, Senior VP – South Asia, Marriott Hotels; Chander Baljee, CMD, Royal Orchid Hotels Ltd.; Sanjay Sethi, CEO & MD, Chalet Hotels; Dilip Puri, MD & CEO, Indian School of Hospitality; Aditi Sud, VP – Product Initiatives APMEA, RateGain; Prabhat Verma, Executive Vice President – Operations, South India, International & Ancillary Businesses, IHCL; Sartaj Singh, President - Hospitality Business Embassy Property Developments, among others.

Bengaluru V/s Other Silicon Valley markets:
Akash Datta, Senior Vice President Consulting & Valuation (South Asia), HVS Anarock made a comparative market analysis of Silicon Valley's of the world. He tried to analyse two other IT-driven cities of the world - San Francisco and Shanghai – with Bengaluru in terms of hospitality demand, supply, and performance. In comparison to the other global peers, Bengaluru has a larger growth in inbound airline traffic, a smaller per capita room inventory, a larger ratio of Grade - A office space, but performed below par from its global peers in Average Daily Rate and Occupancy level. This presentation provided the city with insights that indicate a significant growth potential in Average Daily Rate and Occupancy.

CXO Panel discussion:
The CXO panel which was moderated by Dilip Puri, was about really breaking out of the legacy mould of doing business and in responding to the rapidly changing customer profile and in addition to the need to embrace technology at a pace faster than what is being witnessed. On a question whether the industry is going to witness a serious human resource crunch given that a majority of hotel management graduates are increasingly opting to work in other industries, Neeraj Govil said that while he does feel that the industry must acknowledge that it is losing talent to other industries and this needs some steps for correction, he felt that at the present stage there is no indication of a resource crunch in the industry. The other panelists included Sanjay Sethi, Chander Baljee, Prabhat Verma and Sartaj Singh.

HOPE Talks with Puneet Chhatwal:
In the HOPE Talks, Puneet Chhatwal answered interesting questions encompassing his personal and professional life from Mandeep Lamba. When asked on what advise he would like to give several aspiring CEOs in the audience, Chhatwal said he would summarise his advice in two quotes he believes in: The first from Shiv Khera, a motivational speaker, which says, "Leaders don't do different things, they do things differently". The second one from Curt Carlson, Founder of Carlson Companies which became the credo of the Carlson organisation is stated as "Whatever you do, do with integrity. Wherever you go, go as a leader. Whenever you serve, serve with caring. Whenever you dream, dream with your all. And, never ever give up."

Role of Ancillary Revenue for Revenue Optimisation:
Ajay Mehtani, Senior Vice President - Asset Management, HVS Anarock moderated perhaps the most engaging session of the HOPE seeking inputs from Industry leaders on how they are viewing ancillary revenues for their hotels and on looking beyond the legacy revenues from Rooms and Food & Beverage. While Airlines produce over 90 Billion USD of ancillary revenues outside of ticketing which cover 50% of their fixed costs, is the hotel industry even looking outside the box? he asked. Srijan Vadhera, General Manager, Conrad Bengaluru, said, "I do agree that the industry has been slow to evolve on ancillary revenues from areas such as food delivery, utilisation of spaces for Co-Working, dynamic pricing for underutilised spas and gyms, and there needs to be an enhanced focus on the same given the inherent potential from these revenue sources."

Techpark, Raghu Sapra, Assistant VP, Hospitality, Embassy Office Parks, Amitabh Rai, GM, The Ritz Carlton, Bangalore and Ranju Alex, Market Vice President, South India & Sri Lanka, Marriott International participated in the discussion.

Social Media Management:
Aditi Sud of RateGain spoke on Social Media Management. She explained the concept of LCV (Lifetime Customer Value) and how social media can be leveraged to improve business Return on Investments. She spoke about the various tools available today to measure social media effectiveness for business and how these can be used to get the best usage from various social media platforms.
