Ventive Hospitality Pvt Ltd, a joint venture between Panchshil Realty and Blackstone, is preparing to file its initial public offering (IPO) documents to raise INR 2,000 crore, according to sources familiar with the matter.
The company currently manages a portfolio of 17 properties, including 13 core hotels and four mixed-use developments, with a total of 2,036 hotel rooms (referred to as “keys”) and an additional 367 rooms under construction. The Draft Red Herring Prospectus (DRHP) is expected to be filed this week, potentially as early as Tuesday, the sources added.
The funds raised through the IPO will be used to expand Ventive Hospitality’s portfolio, with no secondary sale of shares by either Panchshil Realty or Blackstone.
Upcoming projects include a 167-room hotel under the Marriott brand in Varanasi, an 80-room luxury resort, The Ritz-Carlton Reserve in Sri Lanka, and the addition of 120 rooms to the Marriott Aloft in Bengaluru’s Whitefield.
