Apeejay Surrendra Park Hotels, a leading luxury boutique hotel chain, plans to add 250 rooms in FY26, targeting high-teen revenue growth. The group recently acquired a 90% stake in Zillion Hotels and Resorts in Juhu, Mumbai, for INR 209 crore. This property will transform into an 80-room boutique hotel with a rooftop bar, opening by July 2026, and is expected to contribute INR 20–25 crore to EBITDA by FY27.
In Q4FY25, the company achieved INR 177 crore in revenue, a 34.5% margin, and a net profit of INR 26 crore. Occupancy rates soared to 92%, with revenue per available room (RevPAR) and average room rates (ARRs) both increasing by 13%.
The group added 194 keys in FY25, including two palace hotels—Ran Baas Palace in Patiala and Lotus Palace in Chettinad—bringing its total portfolio to 35 hotels with approximately 2,500 rooms.
With favorable industry conditions, the company anticipates further ARR growth, driving a 100–200 basis-point margin improvement in FY26. Apeejay Surrendra Park Hotels remains optimistic about achieving sustained double-digit growth, reinforcing its position as a leader in India’s luxury hospitality sector.
