In a strong sign of momentum for its newest midscale conversion brand, IHG Hotels & Resorts has announced the signing of Garner Kutch in Gujarat—its third Garner property in India within just months of launching the brand in the IMEA region. The new property, developed in partnership with Royal Buildspace LLP, is slated to open in Q1 2026, further reinforcing IHG’s strategy to tap into India’s growing secondary and tertiary hospitality markets.
Set in Kutch, Gujarat’s largest district by area and an emerging tourism and industrial hotspot, the hotel will be franchised to Royal Buildspace LLP and operated by Rosastays (Rosaoul Hotelco Pvt Ltd), IHG’s preferred third-party operator for the Garner brand in India. Rosastays is also developing Garner Etawah and Garner Kathua, both scheduled to open in the next two years.
The 40-room property will offer thoughtfully designed accommodation, an all-day dining restaurant, a swimming pool, fitness centre, spa, and versatile event spaces, catering to both business and leisure travellers. Positioned close to the DP World Special Economic Zone, just 6 km away, Garner Kutch is well-placed to serve the region’s rising commercial demand.
“The rapid uptake of Garner in India—with three signings in quick succession—demonstrates strong owner confidence in our midscale conversion proposition,” said Sudeep Jain, Managing Director, South West Asia, IHG Hotels & Resorts. “Kutch’s dynamic growth aligns perfectly with Garner’s promise of delivering high-quality, asset-light hotel solutions in untapped markets.”
Garner is tailored for value-conscious travellers seeking reliable, comfortable, and flexible accommodations. The brand focuses on relaxed service, locally inspired experiences, and brand consistency—all of which resonate strongly with India’s evolving travel market.
Deepika Arora, Director at Rosastays, added, “This marks our third Garner project with IHG, and we’re excited to bring our operational expertise to another promising location. Garner Kutch will offer dependable, high-quality hospitality to a new generation of travellers looking for both efficiency and experience.”
Deepak Chandnani, Partner, Royal Buildspace LLP, emphasized the market potential: “Garner’s flexible model and IHG’s global strength made it the perfect fit for our vision in Kutch. This market is on the brink of hospitality-led growth, and we’re proud to bring a globally trusted brand to meet that demand.”
Home to more than 2 million people, Kutch is quickly emerging as a strategic destination, not just for tourism—with marquee events like the Rann Utsav—but also for industrial and infrastructure development. The signing of Garner Kutch is well-timed to serve the evolving needs of this fast-developing region.
