Roseate Hotels & Resorts is looking to broaden its market reach beyond luxury hospitality with a new upscale smart hotel brand, as the Bird Group-owned company targets 30 operational hotels by 2030 and evaluates opportunities in overseas markets.
The proposed brand, expected to launch early next year, will focus on four-star upscale and five-star smart hotels, targeting smaller cities and major markets where demand for quality accommodation at more accessible price points is growing.
CEO Kush Kapoor said the new format would use technology and a lower development cost structure to expand the group’s reach without compromising its service standards.
The strategy marks an effort to tap a wider customer base beyond the luxury segment while adapting the product to different market requirements. According to Kapoor, the new hotels will have a distinct product offering, with the group retaining its established service standards.
International expansion is also under consideration, with Roseate exploring markets such as Dubai and Europe. However, geopolitical uncertainty and prevailing market conditions are influencing investment decisions.
Kapoor said the group would pursue opportunities where the location and commercial terms are suitable, while waiting for conditions to improve before committing to investments in overseas markets.
Roseate currently operates three hotels in India, including two in Delhi and one in Rishikesh, along with five hotels in the UK. Including signed and confirmed projects, its portfolio across the two markets stands at 11 hotels. The company is targeting 30 operational properties by the end of the decade.
Its domestic development pipeline includes additional villas at its Rishikesh property, a luxury resort in South Goa and a project in Shillong, Meghalaya.
The planned smart hotel brand and expansion into new destinations are expected to support Roseate’s growth as it seeks to build scale across different hospitality segments and markets.
