Hotel operator outlines a 1,669-room expansion programme and 473 room conversions, with new developments planned across Hyderabad, Pune, Bengaluru, Navi Mumbai and other markets.
SAMHI Hotels plans to increase the share of its Upper Upscale and Upscale portfolio from around 41% to 60% by FY2030, supported by a pipeline of 1,669 additional rooms and 473 room conversions across its hotel portfolio.
The expansion strategy combines new hotel developments, brand conversions, renovations and room additions across multiple markets. The company’s project pipeline spans FY26 to FY30 and beyond, with its largest development being an approximately 700-room dual-branded hotel comprising a Westin and Fairfield by Marriott in Navi Mumbai.
As of its Q2FY27 presentation, SAMHI operated 4,899 rooms across 31 hotels. Its Upper Upscale and Upscale portfolio comprised five hotels with 1,123 rooms, while the Upper Mid-scale segment accounted for 14 hotels and 2,047 rooms. The Mid-scale category comprised 12 hotels with 1,729 rooms.
In Q2FY27, the Upper Upscale and Upscale segment contributed 42% of the company’s total income, followed by Upper Mid-scale at 41% and Mid-scale at 17%.
On a same-store basis, the Upper Upscale and Upscale segment recorded 80% occupancy, an average room rate (ARR) of INR 11,923 and revenue per available room (RevPAR) of INR 9,503. The corresponding figures for Upper Mid-scale were 76%, INR 7,156 and INR 5,442, while Mid-scale recorded 81% occupancy, an ARR of INR 4,068 and RevPAR of INR 3,292.
Expansion across markets
SAMHI’s project schedule lists 356 rooms under FY26, 239 rooms under FY27, 426 rooms under FY28, 480 rooms under FY29 and 997 rooms under FY30 and beyond. The aggregate project schedule of 2,498 rooms is higher than the separately disclosed 1,669 additional rooms and 473 conversions, with the company presentation not providing a reconciliation of the two sets of figures.
The FY27 pipeline includes 22 apartments at Hyatt Regency Pune, which were under pre-opening, and the proposed rebranding of the 217-room Courtyard by Marriott Pune from Four Points by Sheraton.
For FY28, the company has listed the 170-room W HITEC City in Hyderabad, the conversion of 142 rooms at Trinity in Whitefield, Bengaluru, into a Tribute Portfolio hotel by Marriott, and the conversion of a 114-room Four Points by Sheraton property in Jaipur.
The FY29 pipeline includes a 220-room Westin in Whitefield and an approximately 260-room hotel in Hyderabad’s Financial District. The latter is planned as a Mid-scale property, although its final brand and segment are yet to be decided.
The FY30-plus pipeline includes an approximately 350-room Westin and a 350-room Fairfield by Marriott in Navi Mumbai, a 162-room Upper Upscale hotel in Noida and a 135-room Marriott-branded property in Sriperumbudur, Chennai.
Hyderabad and Bengaluru developments
In Hyderabad, construction of the 170-room W HITEC City has been completed, with mechanical, electrical and plumbing work and fit-outs progressing. Interior design was at the finalisation stage, while the mock-up room had been completed. The project is scheduled to open in FY28.
In Bengaluru’s Whitefield, SAMHI is undertaking two projects: the conversion of 142 rooms into a Tribute Portfolio property and the development of a new 220-room Westin. The company’s Q2FY27 project tracker indicated that interior design was underway, while basement construction was in progress. Both projects are scheduled for FY28 and FY29, respectively.
The proposed Financial District hotel in Hyderabad is being developed under a variable lease arrangement. The project was at the planning stage, with discussions underway with operators to finalise its brand and segment. Its approximately 260-room capacity and FY29 timeline remain subject to these decisions.
Navi Mumbai project to be largest development
SAMHI’s largest hotel development currently under consideration is a roughly 700-room combination property in Navi Mumbai, comprising approximately 350 rooms each under Westin and Fairfield by Marriott. The hotel is planned along a major arterial road near the upcoming Navi Mumbai airport.
The project was at the design-planning stage in the Q2FY27 tracker, with construction, MEP work, fit-outs and pre-opening activities yet to commence. The final room configuration remains subject to the development plan.
In Noida, the company is developing an approximately 162-room Upper Upscale hotel in partnership with Ingka Centres, part of Ingka Group. The project is structured under a long-term variable lease. Design was at an advanced stage, while construction had reached the ground-floor level. SAMHI said the lease-based model would help limit upfront capital deployment during development.
At Sriperumbudur, Chennai, the company plans to develop an approximately 135-room Marriott-branded hotel alongside its existing 153-room Fairfield by Marriott. The proposed development was earlier envisaged as an 86-room Fairfield extension. SAMHI stated that the existing Fairfield property had achieved an asset-level return on capital employed of more than 30%, while the proposed Marriott hotel remained at the planning stage.
The expansion programme reflects SAMHI’s strategy of increasing its exposure to the Upper Upscale and Upscale categories through a combination of new developments and conversions, while using variable lease structures for select projects to manage capital deployment. Its stated objective is to increase the upscale contribution to its portfolio to approximately 60% by FY2030.
