An ultra-luxury hotel could be developed at Kempegowda International Airport (KIA) in the future, as Bangalore Airport Hotel Limited (BAHL) has initiated steps to assess the viability of such a project.
BAHL, a subsidiary of Bangalore International Airport Limited (BIAL), which operates KIA, has issued a Request for Proposal (RFP) seeking consultants to conduct a feasibility study for a proposed luxury or ultra-luxury hotel on airport premises.
The RFP calls for “conducting the feasibility study for a luxury/ultra-luxury hotel project at KIA, Bengaluru, for BAHL,” indicating early-stage evaluation of the development.
If implemented, the proposed project would add to the existing and upcoming hotel inventory at the airport. Currently, Taj Bangalore, a five-star hotel located approximately 250 metres from Terminal 1, is operational with 370 rooms. In addition, a 775-room combo hotel—comprising 450 rooms under the Vivanta brand and 325 rooms under Ginger—is under construction and is expected to open later this year.
The upcoming Vivanta–Ginger project forms part of the larger Bengaluru Airport City development. Once operational, the Taj Bangalore and the combo hotel will together offer a total inventory of 1,145 rooms on airport premises.
According to Bangalore Airport City Limited (BACL), which is overseeing the 463-acre Bengaluru Airport City, demand studies indicate the potential to develop up to 5,200 hotel keys to cater to the requirements of the airport city ecosystem.
A senior official associated with the airport city projects had earlier stated that the hospitality sector has significant growth potential within the airport precinct, driven by upcoming developments such as business parks and a concert arena.
“With multiple infrastructure and commercial projects planned, there is a need for a diverse range of hospitality offerings, similar to Delhi’s Aerocity model,” the official said.
The feasibility study will determine the scale, positioning, and commercial viability of an additional luxury or ultra-luxury hotel at KIA.
