Patna’s iconic Hotel Patliputra Ashoka is set to be transformed into a luxurious 5-star property, with JW Marriott, Hyatt Regency, and ITC Hotels competing to manage the new facility.
The Bihar State Tourism Development Corporation (BSTDC) has awarded leasehold rights for the 1.5-acre property on Beerchand Patel Path to Kumar Infratrade Enterprises Pvt Ltd. The developer must partner with a reputed 5-star brand within 150 days of receiving the Letter of Award, as per the project’s Request for Proposal (RFP).
The redevelopment plan includes demolishing the existing structure and constructing a new hotel with at least 100 rooms, adhering to Ministry of Tourism standards. The property will operate on a 60-year lease, extendable by another 30 years. Financial terms include an annual lease premium of INR7.57 crore, increasing by 10% every five years, and a minimum valuation reserve payment of INR28.5 crore over 11 years.
This redevelopment is expected to elevate Patna’s status as a high-end hospitality destination, enhancing Bihar’s tourism infrastructure and attracting premium travelers.
