Sterling Holiday Resorts has strengthened its Kumaon presence with the launch of Sterling Lake View Sattal, a 24-room resort located near Sattal Lake in Uttarakhand.
The launch marks another step in the company’s strategy of building connected destination circuits rather than expanding through standalone properties. Sterling’s Uttarakhand portfolio now spans destinations across mountains, lakes, forests, wildlife, pilgrimage, wellness and adventure.
Sattal, known for its cluster of seven freshwater lakes surrounded by forested hills, adds a lake-and-forest destination to Sterling’s existing Kumaon network. The resort also provides access to Bhimtal, Nainital, Kainchi Dham and Naukuchiatal, allowing the company to connect multiple destinations within the region.
According to Sterling, the new property has been developed around Sattal’s nature-led tourism proposition, with experiences including birdwatching, forest walks and outdoor activities. The 24-room resort includes lake-facing rooms and an in-house restaurant, Sattal Bistro.
Building destination circuits
The expansion is part of Sterling’s Destination Architect strategy, under which the company is looking at how individual properties can connect with wider destination ecosystems and travel circuits.
“We increasingly look at expansion through the lens of a Destination Architect. The question is not simply where we can add another hotel, but what is distinctive about a destination, what experiences can be built around it, and how it connects with the larger journeys of our guests,” said Vikram Lalvani, Managing Director & CEO, Sterling Holiday Resorts.
“Sattal is a good example. Its seven lakes, forests and rich biodiversity give it an identity quite different from the more established hill destinations of Kumaon. Sterling Lake View Sattal allows us to bring that character alive through nature, birding and slower travel, while connecting it naturally with Bhimtal, Nainital, Kainchi Dham and the wider Kumaon region,” he added.
Lalvani said the company’s focus was increasingly on creating a network of destinations rather than simply adding individual properties.
“A resort gives us presence in a destination; a connected circuit gives us relevance across a region. Our ambition is to keep connecting established destinations with emerging micro-markets and give travellers more compelling ways to discover India,” he said.
Kumaon emerges as a connected hospitality market
Sterling’s expansion in Uttarakhand reflects the growing importance of multi-destination travel circuits for hospitality operators. The Kumaon region brings together established hill destinations such as Nainital, lake destinations including Bhimtal, Sattal and Naukuchiatal, and spiritual attractions such as Kainchi Dham.
The company said its presence across these segments allows it to build a wider network around different travel motivations, including nature, wellness, pilgrimage and adventure.
The Sattal property adds a relatively quieter nature-focused destination to this network, while giving travellers access to established attractions across Kumaon.
Local positioning
The resort’s development has also been positioned around the character of Sattal and its surrounding landscape.

With the Sattal opening, Sterling’s Uttarakhand portfolio now covers a broader mix of destination types, while its overall network has reached 80 resorts across India. The expansion underlines the company’s focus on strengthening regional circuits and tapping emerging micro-markets alongside established tourism destinations.
