As India’s hospitality sector continues to attract global brands and capital, IHG Hotels & Resorts is strengthening its luxury footprint in the national capital with the signing of InterContinental Eros New Delhi Nehru Place. The move underscores the company’s broader strategy to deepen its presence in high-demand urban markets amid sustained growth in business and leisure travel.
The 216-key property, being developed in partnership with Eros Group, will reopen under the InterContinental Hotels & Resorts banner following a comprehensive renovation, with completion targeted for 2029. The signing also marks the return of the InterContinental brand to a property it previously managed for over a decade.
Capital play
The development comes at a time when global hotel chains are sharpening their focus on India’s gateway cities, where demand fundamentals remain strong.
Commenting on the announcement, Sudeep Jain, Managing Director, South West Asia, IHG Hotels & Resorts said, “We are delighted to once again partner with Eros Group (Nehru Place Hotels Private Limited) to bring our global luxury brand, InterContinental to the national capital. South Delhi’s blend of corporate offices, embassies, and landmark attractions makes it an ideal location for a hotel of this caliber. Further strengthening our existing association with Eros Group, we look forward to creating a destination that supports both business and leisure demand while offering a luxury hospitality experience to our discerning guests.”
He further added, “Delhi is one of the most stable hospitality markets in the country and is characterized by a robust occupancy and ADR. With InterContinental Eros New Delhi Nehru Place, we will be positioned to strengthen our presence in one of India’s most vital economic hubs and deliver world-class hospitality.”
Market momentum
With over 237 operational hotels globally and more than 100 in the pipeline, the InterContinental brand continues to expand across key geographies. In India, the focus is not only on metro markets but also on emerging leisure destinations such as Kasauli and Kodaikanal, reflecting shifting travel patterns and rising domestic demand.
The latest Delhi signing is expected to reinforce IHG’s Luxury & Lifestyle portfolio in the country, as the group accelerates its expansion ambitions with a pipeline of 89 hotels in development.
Asset repositioning
For Eros Group, the partnership signals a strategic repositioning of a legacy asset into the luxury segment, leveraging brand equity and global distribution.
Mr Satish Sood, Managing Director, Eros Group (Nehru Place Hotels Pvt Ltd) added, “We are proud to further strengthen our existing relationship and again partnering with IHG Hotels & Resorts to bring the InterContinental brand back to this iconic site. We are confident the hotel will be a great success – InterContinental Hotels & Resorts is a true industry leader in luxury hospitality that resonates with discerning travelers all over the world. Location advantage
Located in Nehru Place, one of South Delhi’s busiest commercial districts, the hotel is positioned to cater to both corporate and leisure segments. Its proximity to key transport links and cultural landmarks such as the Lotus Temple and Kalkaji Mandir further enhances its appeal.
The property will feature 216 rooms and suites, multiple dining venues, extensive meeting and event spaces, and wellness facilities including a spa, health club, and swimming pool—aligning with evolving guest expectations around integrated, experience-led hospitality.
Growth outlook
IHG currently operates 51 hotels across six brands in India, including InterContinental, Crowne Plaza, voco, Holiday Inn Resort, and Holiday Inn Express, and is targeting significant scale-up in the coming years.
With Delhi continuing to post stable occupancy and average daily rates, the latest signing highlights the growing confidence of global operators in India’s hospitality market. As demand deepens and supply evolves, such repositioning deals are likely to play a key role in shaping the next phase of urban luxury hospitality.
